What is a Corridor Study?
A Corridor Study is a strategic project to determine an appropriate land use planning planning framework to guide future development while recongising provincial, Regional and local plans, policies and regulations. This Project is being undertaken to implement the Township Official Plan, which directs that a land use study be undertaken to provide further guidance on land use, development and potential expansion of existing uses. The Highway 11 Corridor is subject to the policies of Countryside Site-Specific Policy Area 2 (C-SSPA-2) of the Official Plan.
Why is the Township conducting this Study?
The Corridor is subject to a unique land use planning context. It is designated as Protected Countryside and part of the Natural Heritage System of the Greenbelt Plan. It is also located within the Lake Simcoe Protection Plan area. Notably, the lands are not located within a delineated Settlement Area and therefore not connected to municipal servicing. The applicable provincial policy and limited servicing opportunities have therefore historically restricted redevelopment of the Corridor, despite existing land uses, its strategic location within the Township and the potential for appropriate redevelopment.
What is the Corridor Study addressing?
The Study seeks to address the following land use planning objectives :
1. Establish specific direction on land use, development and potential expansions of existing uses through a future amendment to the Township’s Official Plan and Zoning By-law; and
2. Precisely delineate the Study Area, shown conceptually in the Official Plan as Countryside Site-Specific Policy Area 2 on Schedule E, and subject to the policies of C-SSPA-2.
How long will the Corridor Study take?
It is expected that the Corridor Study will be completed in mid-2024. Regular updates regarding the Project schedule will be posted to this Webpage.
